1. Service Overview
Home Staging for Sale & Open Houses
Services for homeowners, investors, and realtors include:
- Pre-listing staging consultations
- Full or partial staging for home sales
- Occupied-home refresh (using existing furniture plus added layers)
- Vacant-home staging using curated furniture and decor
- Open house and showing styling (finishing touches, textiles, art, accessories)
- Photo-ready styling for listing photography and video tours
- Short-term rental (Airbnb/VRBO) styling and set-up
Set & Production Design
Ideal for:
- Brand and lifestyle photoshoots
- Editorial styling for print and digital features
- Film, commercial, or social media sets with a vintage, Western, or old-world feel

2. Rate Structure
Initial Staging Consultation
Starting at $225 (up to 2 hours on-site)
Includes:
- Walk-through of the property (in person or virtual, where applicable)
- Room-by-room recommendations for furniture placement, decluttering, and styling
- Checklist of suggested improvements and styling notes for photos and showings
- Estimate for full or partial staging, if desired
Hourly Staging & Styling Rate
$60/hour
This rate applies to:
- On-site staging and styling days
- Occupied-home refresh using existing furnishings
- Shopping, sourcing, and pickup of accessories and soft goods
- Pre-open-house styling and finishing touches
- Set styling for small shoots and content creation
Flat-Rate Staging Packages
For clients who prefer predictable pricing, packages are available:
Occupied Home Refresh — Starting at $650
Ideal for sellers living in the home who already have core furniture pieces. Includes:
- Staging consultation (credit applied toward package)
- Rearranging and editing existing furniture
- Layering in textiles, art, and decor from That Old Thing or client inventory
- Styling key spaces for listing photos and open houses
Vacant Key Rooms Package — Starting at $1,400 (first month)
Focuses on the rooms that most influence buyers (typically living room, dining area, and primary bedroom). Includes:
- Design concept and layout plan
- Furniture and decor selection from That Old Thing’s inventory and/or partners
- Delivery coordination, installation, and styling day
- Use of furniture and decor for up to 30 days
Extension beyond 30 days is billed monthly, quoted per project.
Whole-Home Staging — Custom Quote (Starting at $2,200)
For full-property staging, including multiple bedrooms and living areas. Pricing depends on size, style level, and rental duration.
Set & Editorial Design Day Rate — Starting at $500/day
For photo/video shoots or editorial sets using That Old Thing inventory. Includes:
- Pre-shoot planning call and mood board
- Pull and preparation of selected pieces
- On-site styling for the duration of the shoot day (up to 8 hours)
3. Inventory, Rentals & Purchasing
- Staging proposals specify whether furniture and decor are rented from That Old Thing, sourced from third parties, or purchased outright.
- Rental fees and duration will be clearly listed in the proposal; extensions beyond the agreed term will incur additional rental charges.
- Any purchased items (rugs, art, small decor, textiles, etc.) become the property of the client upon payment.
- A minimum inventory deposit or retainer may be required for vacant stagings.
4. Travel & Service Area
- Within Tehachapi: No travel fee.
- Outside Tehachapi (20+ miles): $0.65 per mile, round trip.
- Extended regional or out-of-area projects: Flat travel and lodging fee quoted per project.
5. Payment Terms
- Consultations: Paid in full at the time of booking to secure the appointment.
- Staging packages: 50% non-refundable retainer to reserve dates and inventory; remaining 50% due on or before installation day.
- Hourly staging: Invoiced after each staging day; payment due upon receipt.
- Set design day rate: 50% due at booking, balance due on shoot day.
- Invoices are delivered electronically.
6. Cancellations, Rescheduling & Access
- Consultations may be rescheduled once with at least 48 hours’ notice at no charge.
- Cancellations made less than 48 hours before a scheduled staging or installation day may incur a $150 fee.
- If movers or delivery teams are involved, any cancellation fees from third parties are the responsibility of the client.
- The client, realtor, or a designated representative must ensure property access for all scheduled staging, styling, and pickup times.
7. Client Responsibilities
Clients agree to:
- Have the home cleaned and decluttered prior to staging day, unless otherwise arranged
- Complete agreed-upon repairs or touch-ups before staging begins
- Maintain the staged spaces in show-ready condition during the listing period
- Protect staged items from damage, pets, and smoking indoors
- Notify That Old Thing immediately if any furniture or decor is damaged
8. Aesthetic & Creative Direction
By booking home staging or set design with That Old Thing, clients acknowledge that the creative direction will reflect Jaquela’s signature style:
- Old-world, European, Spanish Colonial, and countryside influences
- American West, equestrian, and mountain-living accents
- Collected, story-rich vignettes rather than minimal or ultra-modern styling
- Warm, inviting palettes and layered textures designed to photograph beautifully
Staging decisions will always be made with the goal of enhancing buyer appeal, supporting strong listing photos, and helping the property or set feel soulful, memorable, and market-ready.
